What we assumed
- A title split mortgage at 95% of the price, interest only at 6.79% with a 2% fee added, as long as the lender values the flats high enough (it lends up to 75% of their combined value).
- A quarter of the rent goes on management, maintenance, voids and insurance.
- Typical costs for legals, lease plans, valuations and lender fees, plus your deposit and stamp duty, make up the cash you put in.
- Stamp duty at the higher rates an investor pays, using the lowest route the law allows for this many flats.
An illustration only, not financial, tax or mortgage advice. Mortgage products and rates change and can be withdrawn, so check what is available with a broker. Stamp duty is an estimate on current rates for a straightforward purchase; reliefs and your own circumstances can change it, so confirm with your solicitor or accountant. Values and rents are yours: the answer is only as good as the numbers you put in.
