Everything in Deals & Analysis and everything in Offer-to-Exit, taught live in a small
group over six months. Then the Boardroom: weekly sessions where your own deals get
worked, with James and the people he uses.
It starts from the basics and goes all the way to the deals we actually do, including
the ones that took eighteen months, four lenders and a share purchase to land.

How the six months run
Learn it, then do it, then keep doing it with the room behind you.
Deals & Analysis teaches the method in four evenings. Offer-to-Exit walks one person through one deal. The Boardroom does both, in a group, over six months, and then keeps going.
Phase 1Weeks 1 to 12 · 12 taught sessions
Foundations to first offer
Why blocks, the whole process, the money, company structure and stamp duty, where blocks come from, direct to vendor, aggregate value, due diligence from a distance, deal stacking twice over, finance and the offer. By week 12 you have a stacked shortlist and a first offer ready.
Phase 2Weeks 13 to 18 · 6 taught, with Boardroom time
Running the deal
Solicitors and leases, lease plans and Land Registry standards, the RICS valuation, getting ready for ownership, title registration and expediting, exit and refinance. Forty minutes taught, twenty minutes on whichever member's deal is furthest along.
Phase 3Weeks 19 to 26 · 8 Boardroom sessions
The Boardroom
Every member keeps a one-page deal board. Each week opens with fifteen minutes on one of James's own deals in full detail, then the room works the boards, closest to money first. The broker, tax adviser, solicitor or valuer joins when a deal needs them.
Session by session
Twenty-six weeks, in order.
The order matters: you learn to find, value and stack before you learn to complete, and you learn to complete before your first offer is accepted.
Phase 1: Foundations to first offer
1
Why blocks, why split
What a title split is, why splitting lifts value, and the rule that a block must work on ordinary tenancies.
2
The whole process
Find, finance, value, split, refinance. The bridge method against the mortgage method.
3
The money
How much cash a £1m block really needs, every cost line, and what 95% direct to mortgage means.
4
Structure and stamp duty
Group and subsidiary, group relief, England and Wales, linked transactions, the right accountant.
5
Where blocks come from
Search criteria, portals, agents, auctions, sourcers, Searchland and Property Filter.
6
Direct to vendor
Unbroken freeholds, owner letters, motivated-seller signals, what to say and never say.
7
Aggregate value
Comparables that a valuer accepts, the half-mile rule, and the figure that caps your offer.
8
Due diligence from a distance
Utilities, sizes, flood, listed, condition: check a building before you drive to it.
9
Deal stacking, part one
The Dealstacker cell by cell: bridgeable, mortgageable, an asset not a liability, profit worth having.
10
Deal stacking, live
Your own shortlisted blocks stacked in the room, three finance routes side by side.
11
Finance and the broker
100% bridge, 75% bridge, direct to mortgage, private lenders, and how not to get stuck on a bridge.
12
The offer
Private treaty against auction, the conditions to include, timescales, and a real offer letter.
Phase 2: Running the deal
13
Solicitors and leases
Who to use, what they need from you, what to demise, 999 years at a peppercorn, costs.
14
Lease plans
Land Registry standards, the planning portal shortcut, and the mistakes that get plans rejected.
15
The RICS valuation
Choosing the valuer, the valuation memorandum, valuation day, your walk-away number.
16
Ready for ownership
Insurance, fire risk, asbestos, compliance on day one, and the completion-day checklist.
17
Title registration
Expediting Land Registry, and expediting the expedite, so you are not stuck on a bridge.
18
Exit and refinance
Condition, rent roll, the broker from month one, cheap lender against flexible lender.
Phase 3: The Boardroom, with the case each week opens on
19
The creative deal toolbox
Own, control, value. Five ways to buy the same building. Start from the seller's problem.
20
Abergavenny
The bakery: a split, a pension loan, a private loan and a refurbishment, all money out.
21
Share purchases
Buying the company, not the building: when it is worth it and what it risks.
22
Hotwells, part one
Making the deal: four lenders, eighteen months, works before completion, deferred consideration.
23
Hotwells, part two
The complexities: leases before shares, the day-before transfer, what completion day looked like.
24
Hotwells, part three
The phases after completion: serviced accommodation, planning, the commercial ground floor.
25
Private lending and the SSAS
When a pension or a private lender beats a bridge, and what has to be true for it to work.
26
Lessons learned, what next
Every board reviewed against your week-one target, and your next ninety days.
Case studies, in detail
Taught from our own blocks, with the real numbers.
Every case study is a block James bought. Prices and valuations below are as shown in our public talks; the programme goes into the costs, the finance and what went wrong.
Old Coronation School, Pembroke Dock
Bought £1.4M · RICS £2.25M
Forty flats, eight months on the bridge, and the valuation pack that got it off.
Nine-flat block
Bought £425k · RICS £750k
The biggest discount we have taken, and the one broken block in the portfolio.
Borough House, Haverfordwest
Bought £231k · RICS £380k
Mixed use, and why the stamp duty bill was £65.
Abergavenny
Bought £335k · now £510k
A bakery, two flats and a maisonette, funded by a pension and a private lender.
Hotwells, Bristol
Exchanged £650k · RICS £1M
A share purchase with delayed completion on the harbourside. Three sessions of its own.
Is it right for you?
Who the Boardroom suits, and who it does not.
We would rather you start in the right place than pay for six months you are not ready to use.
It suits you if
You want to buy your first block, or your next one, in 2027, and want the whole method plus a room that works your deals every week.
You have done Deals & Analysis and want the rest: offer, solicitors, valuation, registration, exit, and the creative structures.
You are a surveyor, solicitor, agent or architect who wants to see the whole chain rather than your own link in it.
Start somewhere else if
You have not yet decided whether title splitting is your strategy. Deals & Analysis answers that in four evenings for £995 including VAT, and every penny comes off the Boardroom if you carry on.
You want James one-to-one on a deal that is already on the table. That is Offer-to-Exit or the 12-month mentorship.
You want a guarantee. Title splitting can reduce or remove the deposit on the right block, and it still needs funds behind you for the things that go wrong.
How to apply
Three steps to a place.
1
Book a free 15 minute chat
Or email [email protected] with the subject "Title Split Boardroom". Tell James where you are and what you want to buy.
2
We confirm the fit, and the dates
If the four-week course is the better starting point, James will say so. Applicants hear the weekday and time first, before committing.
3
Confirm your place
Pay in full or take the payment plan, with any Deals & Analysis fee already deducted. Then set your target for week one.
Is your coach actually buying?
We live and breathe property.
At August 2026 our own portfolio was 80 units, with 4 more in legals. Look us up on Companies House under company number 16847333, and run the same check on anyone else you are considering.
Some client wins
£0 to £2M portfolio in less than a year
22 Houses on 1-title. £6.3M purchase, £8.6M valuation, all money out
£5,470 plus VAT, paid as £1,995 up front and then five monthly payments of £695. Pay in full and it is £4,995 plus VAT, a saving of £475. Both include the 26 live sessions and six months of #TheTitleSplitCommunity afterwards.
I have already done Deals and Analysis. Do I pay the full price?
No. Whatever you paid for Deals and Analysis comes off your bill. On the payment plan it comes off the monthly payments, so they are smaller.
When does it start, and when are the sessions?
January 2027. One hour a week, live over video, for 26 weeks. The weekday and time will be confirmed to everyone who applies before you commit to anything.
Is this the same as Offer to Exit?
It teaches everything Offer to Exit teaches, in a group, and adds the creative deal material and the Boardroom sessions. Offer to Exit remains the one-to-one version: James personally beside you on one acquisition. If you want that, it is on the brochure page.
What happens after the six months?
You carry straight on into six months of #TheTitleSplitCommunity, included, with the weekly Tuesday deal clinic and the private group, so your deals keep getting worked while they complete. Twelve months of support in all.
Who teaches it?
James Lynch, live, every session. The broker, tax adviser, solicitor and valuer James uses join Boardroom sessions when a member's deal needs them.
How do I apply?
Book a free fifteen minute chat with James, or email [email protected] with the subject Title Split Boardroom. We will talk through where you are and what you want to buy. If the four-week Deals and Analysis course is the better starting point, we will say so.
Client results quoted on this site are individual and not a promise of what you will achieve. Nothing on this page is financial, legal or tax advice. Prices are correct as at October 2026 and exclude VAT, except Deals & Analysis, which includes it. Payment plan subject to our terms and conditions.
