About James Lynch

James Lynch is a UK property investor who buys blocks of flats and mixed-use buildings and splits them into separate titles, and the founder of The Title Split Consultant, where he teaches other investors and property professionals to do the same.

The short version

James has owned buy-to-let property since 2012. Before moving into property full time, he and his partner Laura were project managers in highly regulated industries, which is where the habit of checking everything and chasing everyone comes from. Since then the focus has been blocks: buying multi-unit freehold blocks and mixed-use buildings, splitting them into separate leasehold titles, and holding or refinancing the result.

At August 2026 the portfolio stood at 80 units, with 4 more in legals. That figure is updated on the home page as it changes, and it can be checked rather than taken on trust: The Title Split Consultant Ltd is company number 16847333, registered in England and Wales, and the group's companies, the lenders' charges against them and the filed accounts are all on Companies House.

The deal most people have heard about

The one that comes up on the podcasts is a 40-flat conversion in Pembrokeshire, bought with 100% financing and split into individual leasehold flats without a refurbishment. It is the deal that turned title splitting from something James did into something he teaches, because every stage of it, the special assumption valuation, the group structure, the leases granted on completion day, the months of chasing Land Registry, is the method in miniature. He tells the story in full on This Property Life and The Property Journey Unfiltered, and the valuation side of it is written up in how a valuer decides what your split units are worth.

How the teaching works

James leads every live session personally. There is no delivery team behind the name, which limits how many people he can work with at once and is the point. The products are deliberately simple: hourly consultancy for one deal or one question, Deals and Analysis group coaching to learn the method, Offer to Exit to be walked through one acquisition, and full mentorship for twelve or twenty-four months. Prices are published on the brochure page, VAT shown, and do not depend on a sales call.

Clients range from first-time investors to RICS surveyors, property solicitors, estate agents, auctioneers and architects. The professionals come because title splitting runs across several disciplines and nobody's own training covers the whole chain: what the valuer needs, what the solicitor drafts, what the lender wants, and whether the numbers stack.

What James will tell you that others may not

  • Most blocks should not be split. The skill is saying no quickly, and the weekly deal clinic says it most weeks.
  • A smaller deposit is not no money. Title splitting can reduce or remove the deposit on the right block. It still needs funds behind you for the things that go wrong.
  • Registration is the job. The split is not done on completion day; it is done when every flat has its own title number, and that takes chasing.
  • Check your educator. Including this one. Companies House, the charges, the accounts, the reviews, and a conversation with a past client.
